FAQs for Woodlands

Do you carry out roof surveys in Woodlands?

Yes, Woodlands is one of the places we work. The survey and report are the same in Woodlands as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Woodlands?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you inspect the roof from on top?

Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

How do I arrange a pre-purchase roof survey in Woodlands?

Just phone 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do I need a roof survey if I’m having a RICS survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Pre-purchase roof surveys for homes and businesses in Woodlands

Buyers in Woodlands and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or email us. Common reasons to book are loose pots and cracked flaunching and blistered or split felt on a flat roof, across clay and concrete tiles, flat-roofed extensions and dormers and natural slate.

Some older homes in villages like Woodlands are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a pre-purchase roof survey looks like in Woodlands

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Historic houses like Lullingstone Castle, about 3.2 miles north-west, show how far back building in the area around Woodlands goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

The streets around a church such as Church of Saint Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Kemsing station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What we look for on each type of roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Leave it or get it looked at?

Lots of buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. Older cottages and farmhouses around Woodlands can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

All our prices include VAT. Our price is from £150, including VAT. You’ll know the price for your roof before you book.

Why book us in Woodlands

  • Drones and thermal imaging where applicable
  • More than 5,000 surveys completed
  • Weekday and weekend surveys
  • An independent look at the roof

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Let us know your exchange date as you book
  • Don’t leave it until just before exchange
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask the seller about past roof repairs

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Confirmation of asbestos in cement sheets or soffits
  • Walls, floors, services and rooms below the roof
  • What’s under the slates, tiles or felt

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Older rural homes like those around Woodlands can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed

Getting a price

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.
