Electronic leak detection in Woodlands, Kent
Electronic leak detection across Woodlands, backed by more than 20 years’ experience. You get a clear report with photos.
- Breaches around outlets and penetrations
- Leaks that return after repairs
- Failed seams and laps
When to book a survey in Woodlands
If a flat roof keeps leaking after patching, the hole may be elsewhere. ELD can locate the breach more precisely.
We are often asked to look at:
- Leaks under green or ballasted roofs
- Damage from equipment installers
- Leaks at pipes, outlets or fixings
- Repairs that haven’t stopped the leak
For an older house near a landmark such as Church of Saint Mary the Virgin, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
What to check before booking
- What the report includes, and whether it has photographs
- Is there a chance to talk the report through?
- How much experience they have with roofs like yours
- Whether the roof space is looked at, where there is one
About our electronic leak detection in Woodlands
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a photo-illustrated written report of each breach found. Typical surveys look at new roofs to check before paving or planting and a flat roof leak that can’t be traced, across roof terraces and balconies, liquid-applied waterproofing and flat roof membranes.
In a small place like Woodlands, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Electronic leak detection in Woodlands: local notes
With Lullingstone Castle about 3.2 miles north-west, Woodlands sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For landlords with property near Kemsing station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Woodlands is about 4 miles north-east of Sevenoaks, in Kent. Wherever you are in Woodlands, we can come and survey your property. Woodlands is one of the towns and villages in Kent where we work for electronic leak detection. You can also see our page for Maidstone.

What happens on the day
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting. Older roofs in small places like Woodlands can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.
Preparing for the visit

- For flats, check roof access has been agreed

Woodlands questions
Do you cover smaller places like Woodlands?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you carry out roof surveys in Woodlands?
Yes. We work right across London and the South East, and Woodlands is part of that. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
How do you choose the testing method?
It depends on the membrane and the build-up. Low-voltage testing typically needs a wet surface and high-voltage methods need the membrane dry and exposed.
How long will testing take?
The roof’s size and build-up decide how long it takes. You’ll know roughly how long before we start.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What happens next?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Before and after the survey
These tips come from what we see on roofs every week:
- Use boards when working on the roof
- Clear flat roof outlets regularly
- Check new waterproofing before handover
- Note where leaks show inside and when
File the report with your roof paperwork. It’s a dated record of the membrane’s condition.
Make sure contractors protect the waterproofing when fitting equipment. Have the roof looked at after other work.
Why it is worth a survey now in Woodlands
Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first so your roofer knows where to work. Outbuildings and barns around Woodlands are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Rented homes, blocks and businesses
Businesses and commercial landlords can book us too. Larger roofs take longer.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
What we look for on each type of roof
Inverted and paved roofs
On inverted roofs, insulation sits above the membrane, which affects testing.
Liquid-applied waterproofing
Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.
