New roof snagging in Woodlands, Kent
New roof snagging around Woodlands, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Underlay at the eaves left exposed
- Flashings not properly dressed or fixed
- Signs of condensation in the roof space
Checking the roof from the ground
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
New roof snagging in Woodlands
Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible, and we look at the gutters too. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. We are often asked to look into untidy or loose verge details and gutters blocked by building debris, on new flat roofs, new-build homes and replacement roofs.
Somewhere as small as Woodlands, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

How we price new roof snagging
All our prices include VAT. The things that change the price are:
- Extensions, dormers and garages with roofs of their own
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
- House, block, shop or office
New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
Helping us price your survey
There is no need for technical words. Just let us know:
- What made you get in touch
- How the loft is reached, if there is one
- Pictures from the garden or a window, if you have them
- The address and postcode of the property
To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Leave it or get it looked at?
Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. Older and listed buildings around Woodlands may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Prices quoted always include VAT, and the report is not charged as an extra. New roof snagging starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we do, step by step
Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two on an ordinary house, and longer for a large or complex roof. Older roofs in small places like Woodlands can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we note any deadlines and concerns.
- The roof is inspected from ground level, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
Before we arrive
- Let us know about parking before the day
- Tell us about any leaks, stains or damp patches you know of
- Make a note of anything you’d like us to look at

Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Woodlands questions
Do you cover smaller places like Woodlands?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is my home in Woodlands listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you lift tiles to check the fixings?
No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
What’s the best time to have a new roof checked?
Before the final payment is best so snags can be raised while the job is still open. If that is passed, book before any defects or warranty period ends.
How long will you be on site?
Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.
Do I need to be at home?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.
What we look for on each type of roof
Ridges, hips and verges
Loose ridge or hip tiles are a common snag. We photograph any we find.
Valleys
Debris left in a new valley can block it. Leftover debris is recorded.
New roof snagging in Woodlands: local notes
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses like Lullingstone Castle, about 3.2 miles north-west, show how far back building in the area around Woodlands goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If your house is among the older ones in the streets near Church of Saint Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Kemsing station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
