Flat roof survey in Woodlands: what you get

Ponding is frequently the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you are worried about ponding water that doesn’t drain away and upstands pulling away from walls, we can find out what’s behind it.

Older buildings in small places like Woodlands may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof that are not safe to walk on or view
  • Whether the deck or joists are strong enough
  • A promise that the roof won’t leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

What we look at

  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • EPDM rubber
  • Mastic asphalt

Landlords, agents and block managers in Woodlands

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Flat roof surveys around Woodlands

Lullingstone Castle, about 3.2 miles north-west, is one of the historic houses in the wider area around Woodlands. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take an older house close to Church of Saint Mary the Virgin: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Kemsing station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Woodlands is about 4 miles north-east of Sevenoaks, in Kent. Surveys in Woodlands work the same way as everywhere we cover: a careful look at everything that’s safely in view, photos and a clear written report. We cover towns and villages across Kent. Our Maidstone page covers surveys nearby.

We also cover the places around Woodlands: Cotman's Ash (1 mile south-west), Knatts Valley (1 mile north), Romney Street (1 mile north-west), East Hill (1 mile north) and Heaverham (1 mile south). Further out, we also cover Maidstone (13 miles east), Dartford (8 miles north), Sevenoaks (4 miles south-west), Royal Tunbridge Wells (13 miles south), Gravesend (9 miles north-east) and Tonbridge (9 miles south).

Prices for flat roof surveys in Woodlands

To price your survey, we look at:

  • House, block, shop or office
  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Dates you’re working to, like exchange
  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. In a small place like Woodlands, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached

Book a survey

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Advice

Questions from Woodlands

Is Woodlands in the area you cover?

Yes. We cover the whole of London and South East England, and Woodlands is part of that. You can ring 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

How do I find out if my home in Woodlands is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.

What’s the best way to book?

To arrange a survey, call 07833 053749 or drop us an email and let us know the address and what you need to know. We will confirm the price and find a day that suits.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Roof by roof

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
