Flat roof survey in Knatts Valley: what you get

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’re worried about raised blisters across the surface and edge trims that have lifted or split, a survey will tell you what’s going on, whatever the roof.

In a small place like Knatts Valley, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • An exact number of years the roof has left
  • Parts of the roof that are not safe to walk on or view
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. Most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Knatts Valley can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors
  • Jot down any questions you want answered

Landlords, agents and block managers in Knatts Valley

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Local flat roofs in Knatts Valley

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Knatts Valley has a long history of building, with Lullingstone Castle about 2.8 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take a building like West Kingsdown CofE VC Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near Church of Saint Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Kemsing station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep clear of rooflights and fragile roof sheets
  • Check from a window for ponding after heavy rain
  • Ask contractors to protect the roof if they work on it
  • File the paperwork for the roof and any repairs

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.

Knatts Valley questions

Is Knatts Valley in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you come out to Knatts Valley?

We do. A small place gets exactly the same survey as a big one.

What does the report include?

Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause cannot be seen, we will say so and suggest what would help.

Can you tell me how long my flat roof will last?

We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

How much is a survey?
