Roof surveys for homes and businesses in Knatts Valley
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey the roof space, ridges, hips and valleys and flat roofs, and common reasons people get in touch are gaps in the roof where coverings have gone and cracked or blistered flat roof coverings.
Somewhere as small as Knatts Valley, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Knatts Valley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit

Advice
Different roofs, different checks
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.
Roofs, chimneys and gutters in Knatts Valley
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live in an older home near Church of Saint Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings like West Kingsdown CofE VC Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Kemsing station, a roof report helps you deal with small faults before they turn into a call from a tenant.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What happens if roof problems are left?
Leaving it means relying on what you can see from ground level. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. For an older or listed building in a place like Knatts Valley, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Tips that help
From years of surveys, a few habits stand out as worth the effort:
- Ask about a flat roof on an extension or garage too
- Hold on to the report for future surveys
- Find records of any re-roofing or repairs
- Keep a record of damp patches and dates
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
Common questions in Knatts Valley
How do I find out if my home in Knatts Valley is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
I let a flat near Kemsing station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How long does the visit take?
Allow about one to two hours at a typical home, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
