Pre-purchase roof survey in Knatts Valley: what you get
We survey roofs for buyers in Knatts Valley and across London and South East England. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, phone 07833 053749 or email us. We are frequently asked to look into quick fixes on flashings and valleys and roof slopes that look uneven or sagging, on clay and concrete tiles, flat-roofed extensions and dormers and natural slate.
Some older homes in villages like Knatts Valley are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

How it works
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. In a hamlet or village like Knatts Valley, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photos and recommendations before you exchange.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Leave side gates unlocked
- Keep pets inside or away from the areas we’re looking at

What a survey costs
A few things affect what a survey costs:
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
- Height and safe access
- Whether it is a home or a commercial building
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
Helping us price your survey

- The type of building and roof, such as pitched or flat
- Why you want a survey: buying, a leak, a storm or new work

Different roofs, different checks
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.
What a pre-purchase roof survey looks like in Knatts Valley
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Landlords with a home close to Kemsing station may find that a written report helps before buying a rental or paying for a new roof on one. Historic houses like Lullingstone Castle, about 2.8 miles north-west, show how far back building around Knatts Valley goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

- A structural engineer’s report
- Whether the price should change, which is between you and the seller
- Asbestos testing of any kind

Your questions about pre-purchase roof surveys in Knatts Valley
Will you come out to Knatts Valley?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is Knatts Valley in the area you cover?
We do. The survey and report are the same in Knatts Valley as anywhere else, and visits run on weekdays and weekends.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll plan the survey around it.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
When to book a survey in Knatts Valley
Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
Problems we come across often include:
- Roof slopes that look uneven or sagging
- Damp timbers or stains in the loft
- Slipped or missing slates and tiles
- Patch repairs that may hide an ongoing problem
If you live in an older home near Church of Saint Mary the Virgin, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Questions to ask before you book
- How much experience they have with roofs like yours
- Will they check the loft as well as the outside?
- Are they insured for the work?
- What the report includes, and whether it has photographs
