How a gutter survey works in Knatts Valley
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are downpipes that are split or coming away and soffits marked by water, across eaves gutters, parapet and box gutters and fascias and soffits.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Get trees that overhang the gutters trimmed
- Check for spilling water in a downpour
- Get the gutters cleaned out every year
- Watch ceilings under valley gutters for fresh marks
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email once it is done.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.
How we price gutter surveys
Prices always include VAT. The things that change the price are:
- How big the roof is
- Whether it’s a home or a commercial building
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Gutter surveys in Knatts Valley: local notes
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Lullingstone Castle, about 2.8 miles north-west, is one of the historic houses in the wider area around Knatts Valley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Kemsing station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like West Kingsdown CofE VC Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of Saint Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Your questions about gutter surveys in Knatts Valley
Is my home in Knatts Valley listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover smaller places like Knatts Valley?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Will you go up on the roof?
Only if it’s safe. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.
Do you check valley and parapet gutters?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
Do you survey underground drains?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Honest limits
Some things cannot be seen without opening up the roof, so a survey has limits:
- Underground drains, which need a CCTV drain survey
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Damage hidden inside walls or behind boards
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and does not.

How the survey works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Knatts Valley can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before the survey
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
- Check we can get to the back of the property

Why it’s worth a survey now in Knatts Valley
A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Older cottages and farmhouses around Knatts Valley can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.
