Gutter surveys for homes and businesses in Romney Street
Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. We survey downpipes, valley gutters and eaves gutters, and common reasons people get in touch are leaking or loose downpipes and joints that drip after rain.
Some older homes in villages like Romney Street are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Tips that help
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Watch ceilings under valley gutters for fresh marks
- Check that downpipes are firmly fixed to the wall
- Watch for green marks down the brickwork
- Don’t leave hidden gutters out of a clear-out
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
Gutter surveys in Romney Street: local notes
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.3 miles north-west lies Lullingstone Castle, a reminder of how long the area around Romney Street has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If your house is among the older ones in the streets near Church of Saint Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces such as Kemsing Down can get more leaves in their gutters in autumn. If you own a rental within reach of Shoreham (Kent) station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- How big the roof is
- Commercial roofs and larger buildings
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
What to let us know when you contact us
When you call or email, these details help:
- Dates you’re working to, such as exchange
- How the loft is reached, if there is one
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
Every survey is priced before it’s booked, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or email us.
Checking the roof from ground level
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The survey, step by step
After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, most surveys take between one and two hours for a house, or half a day or so for a commercial building. Somewhere like Romney Street needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.

What we can’t see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- The inside of a downpipe along its whole length
- Pipes below ground level
- Gutters out of sight from every safe viewpoint

Common questions in Romney Street
Is Romney Street within the area you cover?
Yes. Romney Street is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in Romney Street listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.
Can a gutter survey explain damp on my walls?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so, based on what we can see.
What will the report tell me?
Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
