About our pre-purchase roof survey in Romney Street
Buyers in Romney Street and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or use the contact form. We survey gutters and downpipes, clay and concrete tiles and lead flashings and valleys, and the problems we are asked to look at most are worn or lifted lead flashings and slates or tiles that have slipped or gone.
Being in a small place like Romney Street makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey changes by roof type
Clay and concrete tiles
Tiled roofs frequently last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Romney Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Let us know where we can park nearby
- Keep pets inside or away from the areas we are looking at
- Agree roof access with the managing agent if it is shared
How to book
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Romney Street questions
Is my home in Romney Street listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Romney Street?
Yes, Romney Street is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.
Do you go up on the roof?
Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where applicable.
What’s the best way to book?
To book, call 07833 053749 or use the contact form and let us know the address and what you need to know. We will confirm the price and find a day that suits.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
How we price pre-purchase roof surveys
Our packages start from £150, including VAT. What you pay for your roof depends on:
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- Whether you choose the Basic, Standard or Premium Survey
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
What to let us know when you contact us
If you can, have these to hand when you contact us:
- What kind of property and roof it is
- Whether there’s a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- What’s prompted the survey
Getting a price is simple: just phone 07833 053749 or send us an email, tell us about the property and we will recommend the right survey. We confirm the price before anything is booked.
What a pre-purchase roof survey doesn’t cover
A survey is a close look at the roof, but it cannot do everything. Its limits include:
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.
Roof types and parts we check
- Lead flashings and valleys
- Chimney stacks
- Clay and concrete tiles
- The roof space
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Natural slate
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
When to book a survey in Romney Street
Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.
People typically book a survey when they’ve noticed one of these:
- Signs of past leaks inside the loft
- Bitumen or mortar used in place of proper repairs
- A ridge or slope that dips
- Blocked or leaking gutters
If you let a flat or house near Shoreham (Kent) station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
What to check before booking
- Their insurance cover
- When you’ll get the report
- Is there a chance to talk the report through?
- Do they have a CAA Flyer ID and Operator ID for drone work?
Pre-purchase roof surveys in Romney Street: local notes
Historic houses such as Lullingstone Castle, about 2.3 miles north-west, show how far back building in the area around Romney Street goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
For an older house near a landmark like Church of Saint Mary the Virgin, the roof may have had decades of patch repairs, and the survey shows where they are.
