How a roof survey works in TN15
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, the roof space and lead flashings, and the problems we are asked to look at most are crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone.
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at most homes, and about three to four hours for a commercial roof.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.

Roof surveys across TN15: local notes
Owners across TN15, from Sevenoaks, West Kingsdown and Borough Green to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In TN15, as elsewhere, exposed details are where damage shows first.
West Kingsdown: If you let a flat or house near Eynsford station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Church of Saint Edmund, old fixings, lead flashings and tall chimneys are typical of older roofs.
Tips that help
Most of what helps is simple and safe from the ground. A few suggestions:
- Photograph stains when they appear
- Mention any flat roofs as well as the main roof
- Leave roof access to professionals
- Keep the report with your property records
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.
Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
What a survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- What’s under the slates, tiles or felt
- Walls, floors and services below the roof
- Structural calculations (that’s a structural engineer’s job)
Different roofs, different checks
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.
Concrete interlocking tiles
Mortar at ridges and verges frequently cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.
Landlord and commercial surveys in TN15
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Prices for roof surveys in TN15
A few things affect what a survey costs:
- Height and safe access
- Roof area
- Basic, Standard or Premium
- The shape of the roof and its details
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
Booking your survey
A little information up front helps. Please include:
- Any deadline, such as an exchange date
- The kind of building and roof involved
- Access details, like a loft hatch or a shared roof
- What’s prompted the survey
Most bookings start with a short call: call 07833 053749 or email us, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Common questions in TN15
How much does a roof survey cost in TN15?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you inspect the roof from on top?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when you book and we will plan the survey around it.
