Roof survey in Stone Street: what you get

Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey chimney stacks, the roof space and lead flashings, and people most often book us about blocked, sagging or leaking gutters and valley linings that have cracked or split.

Older buildings in small places like Stone Street may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • The condition of the rest of the building (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before you book. What our survey covers.

What this survey covers

  • Clay and concrete tiles
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Lead flashings
  • Chimney stacks
  • Natural slate

Different roofs, different checks

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs. On timing, it usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In a small place like Stone Street, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photographs and recommendations.

How to prepare

  • Check pets are kept safely away
  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller

What a roof survey looks like in Stone Street

Historic houses like Ightham Mote, about 1.1 miles south-east, show how far back building in the area around Stone Street goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like St Lawrence Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Kemsing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Ivy Hatch Nature Reserve can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What happens if roof problems are left?

By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Stone Street: your questions answered

Do you survey roofs for landlords with property near Kemsing station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and let us know about the building.

Does a conservation area affect roof work in Stone Street?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.
