Local roofs in Ivy Hatch

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Borough Green & Wrotham station, a dated record of the roof is useful when planning maintenance across a let. With Ightham Mote about 0.7 miles south, the area around Ivy Hatch has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If your home is one of the older ones in the streets near Ivy Hatch Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

About our roof survey in Ivy Hatch

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey natural slate, lead flashings and ridges, hips and valleys, and common reasons people get in touch are cracked or blistered flat roof coverings and debris building up in roof valleys.

Somewhere as small as Ivy Hatch, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • File the report with your home documents
  • Photograph stains when they appear
  • Mention any flat roofs as well as the main roof
  • Check the roof from ground level after storms

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

How it works

We don’t take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older roofs in small places like Ivy Hatch can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • If you are buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room

Roof by roof

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We check the flashings and mortar for the cause.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

What we can’t see

It is useful to know what a survey won’t do before booking:

  • Whether the roof structure meets design loads
  • Confirmation of asbestos in soffits or cement sheets
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • The roof space

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Ivy Hatch: your questions answered

Is Ivy Hatch within the area you cover?

Yes, Ivy Hatch is on our map. A small place gets exactly the same survey as a big one.

Can a landlord with a rental near Borough Green & Wrotham station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

What does a roof survey cost?

Prices start from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.

Will you climb onto the roof?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
