Electronic leak detection for Ivy Hatch homes and businesses

How we price electronic leak detection

The price reflects the time and kit the roof needs. The main factors are:

  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Height and safe access

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.

Booking your survey

These details help when you get in touch:

  • Any photos you have, taken from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one

Most bookings start with a short call: call 07833 053749 or drop us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

About our electronic leak detection in Ivy Hatch

ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It helps trace a leak you already have or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends when conditions allow. Let us know about your roof to find out more. If you’ve noticed breaches hidden under paving or planting and breaches around outlets and penetrations, we can find out what’s behind it, on roof terraces and balconies, single-ply roofs and green roofs alike.

In a village or hamlet like Ivy Hatch, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Sections we cannot safely access
  • Some conductive membranes
  • The extent of water in the insulation

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

  • Green roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Commercial flat roofs
  • Roof terraces and balconies

What we do, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. Around Ivy Hatch, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Before the survey

  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices
  • For a flat or shared roof, check access with the building owner or managing agent

Flat and commercial roofs around Ivy Hatch

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Ightham Mote, about 0.7 miles south, show how far back building in the area around Ivy Hatch goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like St Lawrence Church of England Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Borough Green & Wrotham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Ivy Hatch questions

How do I find out if my home in Ivy Hatch is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Ivy Hatch?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

What does electronic leak detection do?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through so we can pinpoint it.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Can you find leaks on a covered flat roof?

Sometimes. It depends on the build-up and the layers above the membrane, and some may need lifting. We’ll discuss it before we quote.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What we are asked to look at in Ivy Hatch

Work on the roof can damage a membrane. Engineers fitting equipment, solar panels or aerials may leave damage behind.

Here are some of the things we see often:

  • Holes around roof penetrations
  • Waterproofing to test before it’s covered
  • Patched roofs that still leak
  • Breaches hidden under paving or planting

Take an older house close to Ivy Hatch Church: flat-roofed rear additions and dormers added over the years are worth checking.

Before booking anyone

  • Is there a chance to talk the report through?
  • What they won’t be able to tell you
  • What exactly goes into their report
  • Whether the loft is part of the inspection

What’s in a roof survey

Leave it or get it looked at?

A visual inspection can miss tiny holes. Electronic testing can find breaches you can’t see by eye where the roof suits it. For an older or listed building in a place like Ivy Hatch, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
