Roof leak investigations for Ivy Hatch homes and businesses

About our roof leak investigation in Ivy Hatch

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. If you’ve noticed leaks below a flat extension roof and wet patches on loft insulation, we can find out what’s behind it, whatever the roof.

Somewhere as small as Ivy Hatch, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We look at what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Ivy Hatch: your questions answered

Do you cover smaller places like Ivy Hatch?

Yes. Ivy Hatch is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you carry out roof surveys in Ivy Hatch?

We do. The survey and report are the same in Ivy Hatch as anywhere else.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is frequently spread out and worse in cold weather. The report explains which it looks like and what to do.

Is there anything I need to do ahead of the visit?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, and let us know about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Why get it checked now?

Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it is harder to deal with once established. Finding the leak comes first. Where a roof is exposed, as many are in small places like Ivy Hatch, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step

Every roof is different; as a rough guide, the survey takes an hour or two for most houses, and longer for a large or complex roof. If you have questions on the day, just ask. Around Ivy Hatch, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it is shared

What a roof leak investigation looks like in Ivy Hatch

About 0.7 miles south lies Ightham Mote, a reminder of how long the area around Ivy Hatch has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the roof type helps narrow down where water may be getting in.

If you let a flat or house near Borough Green & Wrotham station, a clear finding on where water gets in helps you brief a roofer right away. Take a building like St Lawrence Church of England Primary School: tracing a leak on a big roof starts with where the water appears and works back. Trees in and around Ivy Hatch Nature Reserve shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Water from pipes, tanks or heating systems
  • What’s under the covering or behind the plaster
  • A promise to find every leak on a single visit

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Flat roof details
  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes
  • The roof space

Tips that help

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Have an electrician check any wet fittings
  • Keep a photo record of the damp patch
  • Record whether it leaks in every downpour or only some
  • Let us know if there are tanks or pipes in the loft

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Building height and the viewpoints available

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What to let us know when you get in touch

These details help when you get in touch:

  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
