Electronic Leak Detection in Kent

Electronic leak detection across Kent: what to expect

Some flat roofs cannot be tested electronically. Some membranes conduct electricity themselves and some roofs don’t have a suitable layer beneath the membrane. If your roof is not suitable, we will tell you before any testing. Any details you have about the membrane and build-up help us decide, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that can’t give results. We survey flat roof membranes, commercial flat roofs and liquid-applied waterproofing, and people most often book us about punctures from foot traffic or tools and waterproofing to test before it’s covered.

After the inspection, everything we found is written up as a photo-illustrated written report. On timing, it typically takes a length of time set by the size of the roof and how it’s built, and we’ll give you a guide when quoting.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Local landmarks in Maidstone

Locally, jobs take us to homes and businesses close to Paper Makers Arms, Maidstone Grammar School and St Philip's Church, among other places. You’ll also find River Len LNR (less than half a mile north-east), South Borough Primary School (within half a mile south) and St Augustine Academy (1.2 miles west). For rail, the closest station is Maidstone West station, roughly 0.6 miles north-west of the centre. Other landmarks nearby include Maidstone Carriage Museum (under half a mile north-west) and Oakwood Hospital (1.8 miles west). Open spaces near Maidstone include Burham Down and Boxley Hills.

Flat and commercial roofs across Kent

Across Kent, from Maidstone, Ashford and Canterbury outwards, flat roofs cover everything from garages to commercial units. Each covering, from felt to single-ply, has its own weak points.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in Kent is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given. Parts of Kent are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Maidstone: For hotels and guest houses around Maidstone, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. If yours is one of the older homes in the streets near St Philip's Church, flat-roofed rear additions and dormers added over the years are worth checking.

Roof by roof

Bituminous membranes

Bituminous felt and modified bitumen membranes are common. Whether ELD suits them depends on the build-up.

Green and ballasted roofs

Parts of the covering may have to come up. We discuss this before quoting.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Repairing the breaches (that is for your roofer)
  • Parts of the roof covered by fixed equipment
  • Build-ups without a suitable layer below

Leave it or get it looked at?

Opening up a roof to hunt for a leak is disruptive. ELD aims to locate the breach first so your roofer knows where to work.

What to check before booking

  • Is VAT included in the price?
  • Whether the loft is part of the inspection
  • What exactly goes into their report
  • When you’ll get the report

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which can make access easier.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Questions from Kent

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

Is my roof suitable for ELD?

ELD doesn’t suit every roof. Some membranes conduct electricity, and some build-ups lack a suitable layer below. If your roof will not work, we will say so before testing.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

How long will testing take?

The roof’s size and build-up decide how long it takes. You’ll know roughly how long before we start.

How does ELD work?

A sound membrane blocks the test current, but a hole lets it through. That lets us find breaches that are too small to see.
