Signs you need electronic leak detection in Tankerton

When the membrane is buried, holes can’t be seen at all. ELD can work on some covered roofs, depending on the build-up.

A survey makes sense if you’ve noticed:

  • Punctures from foot traffic or tools
  • Waterproofing to test before it is covered
  • A flat roof leak that cannot be traced
  • Leaks through a covered membrane

Anyone responsible for a site like St Mary's Catholic Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

About our electronic leak detection in Tankerton

Our ELD testing covers flat roofs in Tankerton and the rest of London and the South East. A visit usually takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote. Every roof is quoted on its size and build-up. The results come in a written report with photos. If you’ve noticed leaks through a flat roof with no obvious cause and leaks showing away from the breach, a survey will tell you what’s going on, whatever the roof.

Outbuildings, garden rooms and garages in places like Tankerton often have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them as you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

What electronic leak detection does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • How wet the insulation is
  • Build-ups without a suitable layer below
  • Water entering through details rather than the membrane

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

What we check

  • Single-ply roofs
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Green roofs

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

What electronic leak detection looks like in Tankerton

The coast is about 1 mile or less from Tankerton, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Landlords with a home close to Whitstable station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark such as Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof.

Tankerton is about 1 mile north-east of Whitstable, in Kent. Tankerton is one of many places we visit across Kent. Across Kent, we cover Tankerton. Our Canterbury page covers surveys nearby.

We survey roofs across CT5 for electronic leak detection. You’ll find streets such as Gann Road, Clare Road and Athol Road, all of which we cover. We also cover Swalecliffe (1 mile east), Chestfield (1 mile south-east), Whitstable (1 mile south-west), Radfall (2 miles south-east) and West End (2 miles south-east). Larger places within reach include Canterbury (6 miles south), Margate (15 miles east), Sittingbourne (14 miles west), Faversham (8 miles south-west), Herne Bay (4 miles east) and Minster (11 miles west).

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. If you have questions on the day, just ask. Homes around Tankerton often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Preparing for the visit

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft

Advice

How we price electronic leak detection

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one
  • What made you get in touch

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or email us.

Common questions in Tankerton

Is the coastal weather around Tankerton hard on roofs?

It can do. Tankerton is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I find out if my home in Tankerton is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Which method do you use?

The method is chosen to suit the roof. Low-voltage methods are typically carried out on a wet roof and high-voltage methods need the membrane dry and exposed.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does ELD work under paving or planting?

In some cases. The layers on top and the build-up below decide it and parts may need to be lifted. We’ll discuss it before we quote.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
