How electronic leak detection works in Hampton
Some flat roofs can’t be tested electronically. Some membranes conduct electricity themselves and some roofs don’t have a suitable layer beneath the membrane. If your roof isn’t suitable, we will tell you before any testing. Telling us what you know about the roof’s membrane and layers helps, such as drawings or specifications. It avoids arranging a test that can’t give results. Typical surveys look at patched roofs that still leak and gaps at membrane joints, on single-ply roofs, green roofs and liquid-applied waterproofing.
Flat roofs in smaller places like Hampton can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.
We keep jargon out of it: where something needs attention, it says so plainly.

FAQs for Hampton
Is my home in Hampton listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you come out to Hampton?
Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
What’s in the report?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
How is ELD priced?
We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. For a quote, phone 07833 053749 or use the contact form.
Can you find leaks on a covered flat roof?
In some cases. The layers on top and the build-up below decide it, and some may need lifting. We talk this through first.
Is the repair part of the test?
No. ELD is testing only. You get the breach locations with photos so your roofer can fix them.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Before and after the survey
Over many surveys, some simple habits stand out:
- Share any drawings of the roof
- Ask contractors to protect the membrane
- Find the breach before more patching
- Record dates and spots where water appears
File the report with your roof paperwork. It shows the condition of the membrane on that date.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
Electronic leak detection in Hampton: local notes
The coast is about 1 mile or less from Hampton, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.
The streets around a church like St Andrew's Church are often among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For site and facilities teams at buildings such as Hampton Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Herne Bay station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Hampton is about 2 miles west of Herne Bay, in Kent. If you are in Hampton, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Hampton is one of the towns and villages in Kent we cover for electronic leak detection. You can also see our page for Canterbury.

Different roofs, different checks
EPDM rubber roofs
EPDM rubber roofs often last 30–50 years, but can still be punctured.
Single-ply membranes
Single-ply can be punctured by tools or fixings. ELD can locate them.
What happens if roof problems are left?
Testing a new membrane before it is covered is easier than tracing a leak later. Covered roofs are harder to test. In a smaller place like Hampton, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photos. On timing, most surveys take more time on a big roof than a small one, with the construction of the roof playing a part too. In a smaller place like Hampton, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
Before the survey
- Find any records of previous roof work
- Move anything stored under the loft hatch
- Mention any parking restrictions on your street
Arrange a survey
We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or drop us an email.
Advice
Can I check my roof myself?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Water entering through details rather than the membrane
- Parts of the roof covered by fixed equipment
- Some conductive membranes
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.
