What we cannot see

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • Hidden sections we can’t view safely
  • Underground drains, which need a CCTV drain survey
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Downpipes

Gutter survey in Hampton

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. Common reasons to book are rotten fascias or stained soffits and brackets that have dropped or snapped, on fascias and soffits, valley gutters and outlets and hoppers.

In a smaller place like Hampton, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. The fixings under an older roof often fail before good slates or tiles do.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

What happens if roof problems are left?

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. Checking the gutters first helps you spend in the right place. On a bungalow or cottage around Hampton, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

How it works

Once we have finished looking, we write up our findings as a written report with photos. As for time on site, it normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Parking around Hampton is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Roofs, chimneys and gutters in Hampton

Hampton lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Herne Bay station, the gap between tenancies is a good time to have the roof looked at. If your house is among the older ones in the streets near St Andrew's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Hampton Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Hampton is about 2 miles west of Herne Bay, in Kent. Whether the building in Hampton is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across Kent, we cover Hampton. We also survey roofs in Canterbury.

Gutter surveys in CT6 work the same way as everywhere else we cover. That includes homes and businesses on Riley Avenue, Essex Avenue and Alvis Avenue and the roads around them. If you’re just outside Hampton, we cover Swalecliffe (2 miles south-west), West End (2 miles south), Chestfield (2 miles south-west), Tankerton (2 miles west) and Radfall (3 miles south-west). Within a short drive, we also cover Canterbury (6 miles south), Margate (12 miles east), Ramsgate (14 miles east), Broadstairs (14 miles east), Faversham (10 miles south-west) and Minster (13 miles west).

Local landmarks in Hampton

In Hampton, that means homes and buildings near Hampton Inn and Herne Bay High School and the streets around them. The nearest railway station is Herne Bay station, about 1 mile south-east of the centre. A little further out are Whitstable and Tankerton Hospital (2.2 miles west) and Tankerton Castle (2.8 miles west). Green spaces nearby include West Blean and Thornden Woods.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check for spilling water in a downpour
  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose
  • Keep climbers away from the eaves

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so make sure they’re included in any clearing work.

Hampton: your questions answered

I let a flat near Herne Bay station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.

Does being near the coast affect roofs in Hampton?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Hampton is within about 1 mile of the coast.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

What’s the price of a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or use the contact form.
