Gutter Survey in Radfall
We take a careful look at the gutter at your property in Radfall, and put it all in a report with photographs.
- Leaves and moss blocking gutters
- Brackets that have dropped or snapped
- Leaking or loose downpipes
How a gutter survey works in Radfall
Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can safely be seen using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Common reasons to book are gutters full of debris and silt and overflowing eaves gutters, across outlets and hoppers, parapet and box gutters and downpipes.
Somewhere as small as Radfall, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Landlords, agents and block managers in Radfall
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Roof by roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.
When to book a survey in Radfall
Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead linings can also be stolen.
Most people get in touch after spotting something like this:
- Water backing up from a hidden gutter
- Brackets that have dropped or snapped
- Gutters packed with leaves or moss
- Water spilling over the gutter edge
If you look after a building such as The Whitstable School, a written record of a large roof helps plan work for the holidays rather than in term time.

- Whether they hold professional indemnity and public liability insurance

FAQs for Radfall
Do roofs near the sea, like those around Radfall, take more of a battering?
Frequently, yes. Radfall is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
I let a flat near Chestfield & Swalecliffe station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details, and we will talk through which survey suits.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Will you check the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How much is a gutter survey?
Prices start from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or drop us an email.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Should I look at the roof myself first?
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What a gutter survey doesn’t cover
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Rot or damp concealed behind fascias or inside walls
- Parts of gutters that can’t be seen safely
- Confirming asbestos in older rainwater goods

What we do, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Radfall can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.

Advice
Local roofs in Radfall
The coast is about 2 miles or less from Radfall, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
If you let a flat or house near Chestfield & Swalecliffe station, a dated record of the roof is useful when planning maintenance across a let.
