FAQs for Tyler Hill

Can a landlord with a rental near Canterbury West station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.

Is Tyler Hill within the area you cover?

Yes, Tyler Hill is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How long will you be on site?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Gutter survey in Tyler Hill: what you get

We survey gutters and rainwater systems in Tyler Hill and right across London and South East England. On the day, we inspect what can safely be seen from ground level, windows, the roof space and the roof where it is safe. A visit usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. We survey valley gutters, downpipes and parapet and box gutters, and people most often book us about brackets that have dropped or snapped and water backing up from a hidden gutter.

In a village or hamlet like Tyler Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours
  • Note any damp stains below the gutters
  • Check from the ground or a window, not a ladder

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Get the gutters cleared every year or more often near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Tyler Hill, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Buyers: confirm access with the estate agent or seller
  • Mention any parking restrictions on your street

Arrange a survey

If you are buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Advice

Why act early in Tyler Hill

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Older cottages and farmhouses around Tyler Hill can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Gutter surveys in Tyler Hill: local notes

The coast is about 4 miles or less from Tyler Hill, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For businesses in and around places such as Whitefriars Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like Blean Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Tyler Hill Meadow shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sections we can’t view safely
  • Rot or damp concealed behind fascias or inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Outlets and hoppers
  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters

Different roofs, different checks

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it is safe to see.
