Gutter survey in Margate, Kent
Know where you stand with the gutter before you spend money on it. We carry out gutter surveys in Margate, with photos and a clear written report.
- Valley or box gutters that overflow inside
- Brackets that have dropped or snapped
- Dripping or leaking gutter joints
Leave it or get it looked at?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building typically during the worst downpours. Having them checked before autumn and winter makes sense. On a house in a town like Margate, wet loft insulation stops working and can stay damp for a long time. That is an extra cost on top of the roof work itself.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your survey before booking.

Gutter surveys for homes and businesses in Margate
We survey gutters and rainwater systems in Margate and right across London and South East England. On the day, we inspect what can be seen safely from the ground, windows, the roof space and the roof where it is safe. A visit normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photographs and recommendations. Typical surveys look at fascia boards damaged by overflowing water and blocked outlets and hoppers, on downpipes, outlets and hoppers and parapet and box gutters.
Margate mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes frequently keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Margate
Is my home in Margate listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Margate station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or email us with the address and what you need.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
What does the report include?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we’ll explain what’s needed.
Will the survey check for asbestos?
No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Landlords, agents and block managers in Margate
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Signs you need a gutter survey in Margate
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead linings can also be stolen.
A survey makes sense if you’ve noticed:
- Leaking or loose downpipes
- Choked outlets or hopper heads
- Fascia boards damaged by overflowing water
- Leaks at the gutter joints
Anyone responsible for a site like Salmestone Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
Before booking anyone

- What exactly goes into their report

What we look for on each type of roof
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
Box and secret gutters
Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.
Gutter surveys in Margate: local notes
Margate is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. With Quex Park about 2.9 miles west, Margate sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Margate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like Parish Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. For a visit in Margate, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the loft space, where there is safe access, for signs of water getting in.
- You get a report with photographs and recommendations.
Before we arrive
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
- Point out any leaks or damp patches
