Gutter survey in Flete
Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’re worried about leaks at the gutter joints and blocked outlets and hoppers, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Flete are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

What affects the price in Flete
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- How many separate roofs there are, like extensions, dormers and garages
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Checking the roof from ground level
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Flete: your questions answered
Can a landlord with a rental near Margate station book a roof survey?
Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and a few details, including who will give access on the day.
Will you come out to Flete?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you test soffits or gutters for asbestos?
No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
How long will you be on site?
It normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You’ll know roughly how long when we arrange the visit.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Is a Saturday or Sunday visit possible?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just ring 07833 053749 or drop us an email to arrange it.
Leave it or get it looked at?
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. In a small place like Flete, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

What happens on the day
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Around Flete, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Have gutters cleared at least once a year
- Ask for valleys and parapet gutters to be cleared too
- Check that downpipes are firmly fixed to the wall
- Look out for overflows when it pours
You receive a written report with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.
Flete homes and their roofs
Flete lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Margate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Westwood Cross, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Quex Park lies about 2.2 miles west, so building around Flete goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
Flete is about 1 mile south-west of Margate, in Kent. From houses to flats and shops in Flete, we can survey the roof. Flete is one of the places in Kent where we work. Our Canterbury page covers surveys nearby.

When you need someone else
In fairness, there are limits to any roof survey:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Damage hidden inside walls or behind boards
- The inside of buried drains
