About our pre-purchase roof survey in Flete

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. You can have both if you want the fullest picture. If you are worried about old water stains in the roof space and standing water on a flat extension roof, we can find out what’s behind it, on chimney stacks, lead flashings and valleys and clay and concrete tiles alike.

For a small place like Flete, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What we cannot see

Before booking, it is worth knowing what a survey won’t do:

  • A valuation or a promise of a lower price
  • Walls, floors, services and rooms below the roof
  • Defects hidden under coverings or inside walls without opening up

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. The full list of what we check.

What this survey covers

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • Gutters and downpipes
  • Natural slate
  • The roof space

What we look for on each type of roof

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We check outlets too, since a blocked one leaves water sitting on the roof.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two at a typical house, with time for the loft where it can be reached. In a hamlet or village like Flete, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photographs and recommendations before you exchange.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices
  • Agree roof access with the managing agent if it’s shared

Arrange a survey

Getting a price is simple: just call 07833 053749 or drop us an email, tell us about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

Buying a home or a new roof in Flete

Flete is within about 2 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. With Quex Park about 2.2 miles west, Flete sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you own one of the older houses in the streets near St. Catherine's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Do you need a pre-purchase roof survey in Flete?

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.

Look out for signs like these:

  • Slates or tiles that have slipped or gone
  • Blistered or split felt on a flat roof
  • Quick fixes on flashings and valleys
  • Blocked or leaking gutters

If you own a rental within reach of Margate station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • What experience they bring
  • What the survey won’t cover
  • How long the report takes to arrive
  • Are they insured for the work?

What a good roof survey covers

Why it is worth a survey now in Flete

It is tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

FAQs for Flete

Does a conservation area affect roof work in Flete?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Flete?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

How do I book a survey in Flete?

Just ring 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
