Whitstable Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Whitstable, from an experienced roof surveyor. You get a clear written report with photos.
- Damp timbers or stains in the loft
- Lead that has worked loose at a wall or chimney
- Roof slopes that look uneven or sagging
How the survey changes by roof type
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and the South East. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.
Chimney stacks
Our chimney check is a visual one, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.
How a pre-purchase roof survey works in Whitstable
A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey clay and concrete tiles, gutters and downpipes and lead flashings and valleys, and the problems we’re asked to look at most are slates or tiles that have slipped or gone and chimney mortar that has eroded.
In a town the size of Whitstable, most homes are houses rather than flats, so the roof is usually the owner’s alone to look after. That makes the roof’s condition a straightforward money question: better found before exchange or final payment than after. With photos and written recommendations, you have clear points to take back to the seller or the roofer.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

How the survey works
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. For a home in Whitstable, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey

When to book a survey in Whitstable
Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Signs worth acting on include:
- Chimney mortar that has eroded
- Ponding, blisters or splits on a flat roof
- Old water stains in the loft space
- Bitumen or mortar used in place of proper repairs
If you live in an older home near Church of St John (Methodist), the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before you book any roof surveyor
- Whether they hold professional indemnity and public liability insurance
- How much experience they have with roofs like yours
- Whether any drone flown is registered with the CAA

Your questions about pre-purchase roof surveys in Whitstable
Is Whitstable in the area you cover?
Yes. We survey roofs across London and the South East, and Whitstable is part of that. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.
Do roofs near the sea, like those around Whitstable, take more of a battering?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Whitstable is within about 1 mile of the coast.
Does your survey replace a RICS home survey?
No. It is a dedicated roof survey, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Will you need to get into the loft?
Ideally, yes. We look in the loft space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.
Local roofs and buyers in Whitstable
The coast is about 1 mile or less from Whitstable, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own a rental within reach of Whitstable station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What a survey costs
To price your survey, we check:
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- Whether it is a home or a commercial building
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
Getting in touch
A little information up front helps. Please include:
- Dates you’re working to, like exchange
- Photos of the roof, taken safely from ground level or a window
- The reason for the survey, like buying, a leak or storm damage
- Where the property is, with the postcode
Unsure which package suits your roof? It’s easiest to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.
What a pre-purchase roof survey doesn’t cover
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Asbestos testing of any kind
- A valuation or a promise of a lower price
- Walls, floors, services and rooms below the roof
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
