Independent pre-purchase roof surveys in Honey Hill

Pre-purchase roof surveys for homes and businesses in Honey Hill

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a careful look at it before you’re committed. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. You get a photo-illustrated written report. We survey natural slate, the roof space and flat-roofed extensions and dormers, and people most frequently book us about gutters choked with leaves and moss and chimney mortar that has eroded.

Some older homes in villages like Honey Hill are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why it is worth a survey now in Honey Hill

It is tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. In a small place like Honey Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we are asked to look at in Honey Hill

Rear extensions, dormers and garages often have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

Here are some of the things we see often:

  • Roof slopes that look uneven or sagging
  • Damp timbers or stains in the loft
  • Worn or lifted lead flashings
  • Bitumen or mortar used in place of proper repairs

If you live in an older home near Church of St Cosmus and St Damian, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before you book anyone

  • Will they check the loft as well as the outside?
  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • What experience they bring

What a good roof survey covers

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Honey Hill, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Keep pets in another room
  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What a pre-purchase roof survey looks like in Honey Hill

Honey Hill lies within about 3 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For landlords with property near Canterbury West station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Honey Hill is about 3 miles south of Whitstable, in Kent. If you’re in Honey Hill, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Honey Hill is one of the places in Kent we cover for pre-purchase roof surveys.

Pre-purchase roof surveys in CT2 are booked the same way as anywhere else. We also cover Denstroude (1 mile west), Blean (1 mile south-east), Tyler Hill (2 miles east), Yorkletts (2 miles north-west) and Hackington (2 miles south-east). Larger places within reach include Ashford (14 miles south-west), Canterbury (3 miles south-east), Sittingbourne (13 miles west), Whitstable (3 miles north), Faversham (6 miles west) and Herne Bay (6 miles north-east).

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Notice patches of new decoration in top-floor rooms
  • Mention any deadline when you get in touch
  • Arrange the survey as soon as your offer is agreed
  • Find out whether the roof has been replaced or patched

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Landlord and commercial surveys in Honey Hill

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Questions from Honey Hill

Does a conservation area affect roof work in Honey Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Honey Hill?

We do. A small place gets exactly the same survey as a big one.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.

Do you need to go inside the property?

Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long does the survey visit take?

It normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
