Pre-purchase roof survey in Blean
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. All three include a report with photographs and recommendations. Common reasons to book are sagging ridge lines or uneven roof slopes and damp timbers or stains in the loft, across lead flashings and valleys, clay and concrete tiles and gutters and downpipes.
Somewhere as small as Blean, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- The condition of the rest of the house (that’s a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

Pre-purchase roof surveys around Blean
Blean lies within about 4 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Landlords with a home close to Canterbury West station may find that a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Church of St Cosmus and St Damian, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Blean is about 3 miles north-west of Canterbury, in Kent. Wherever you are in Blean, we can carry out pre-purchase roof surveys at your property, on a weekday, Saturday or Sunday. Blean is one of the places in Kent we cover.

Surveys for landlords and agents in Blean
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
The survey, step by step
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Blean, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- You book once your offer is accepted and let us know the address and your timetable.
- We arrange access with you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Have any paperwork from past roof work to hand
- Let us know where we can park nearby
- Keep pets out of the way during the survey
Arrange a survey
Booking is simple: just call 07833 053749 or send us an email and give us some details about the property and we will explain which survey suits. The price is agreed up front.
Related advice
Leave it or get it looked at?
Plenty of buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. In a small place like Blean, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Pre-purchase roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Blean questions
Is the coastal weather around Blean hard on roofs?
It can do. Blean is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Does a conservation area affect roof work in Blean?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.
Is a roof survey worth having alongside a home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Do you need access inside the house?
Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. Access is typically arranged through the agent or seller.
What we look for on each type of roof
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.
