Denstroude Pre-Purchase Roof Survey
Pre-purchase roof surveys across Denstroude, backed by more than 20 years’ experience. You get a clear report with photographs.
- Loose pots and cracked flaunching
- Slipped or missing slates and tiles
- Bitumen or mortar used in place of proper repairs
Roof by roof
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.
Pre-purchase roof survey in Denstroude: what you get
If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. If you are worried about damp timbers or stains in the loft and gutters that overflow or drip at the joints, we can find out what’s behind it, on clay and concrete tiles, chimney stacks and natural slate alike.
In a village or hamlet like Denstroude, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Pre-purchase roof surveys in Denstroude: local notes
The coast is about 3 miles or less from Denstroude, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Whitstable station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Why act early in Denstroude
Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. Around Denstroude, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What this survey cannot tell you
To be straight with you, a roof survey has limits:
- A valuation or a promise of a lower price
- Confirmation of asbestos in cement sheets or soffits
- What’s under the slates, tiles or felt
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.
What we look at
- Lead flashings and valleys
- Gutters and downpipes
- Clay and concrete tiles
- Chimney stacks
- Natural slate
- Flat-roofed extensions and dormers
- The roof space
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Denstroude: your questions answered
How do I find out if my home in Denstroude is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do roofs near the sea, like those around Denstroude, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
Do you cover Denstroude for pre-purchase roof surveys?
Yes, we do. We carry out pre-purchase roof surveys in Denstroude.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
Signs you need a pre-purchase roof survey in Denstroude
Chimneys take the worst of the weather. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.
Look out for signs like these:
- Sagging ridge lines or uneven roof slopes
- Standing water on a flat extension roof
- Slates or tiles that have slipped or gone
- Gutters choked with leaves and moss
Around Denstroude, as everywhere, small roof faults are simplest to sort before they let water in.
Choosing a roof surveyor
- Their insurance cover
- Whether the roof space is looked at, where there is one
- What they won’t be able to tell you
- Which parts of the roof they’ll actually see
The survey, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Denstroude, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You book once your offer is accepted and tell us the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Preparing for the visit
- Tell us about any leaks, stains or damp patches you know of
- Make sure the loft hatch can be reached
- Agree roof access with the managing agent if it’s shared
