Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Do not leave it until just before exchange
  • Ask for loft access on the day
  • Ask for any paperwork for recent roof work
  • Share the report with your solicitor

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

Pre-purchase roof surveys for homes and businesses in Yorkletts

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a report with photographs and recommendations. If you’ve noticed lead that has worked loose at a wall or chimney and patch repairs that may hide an ongoing problem, a survey will tell you what’s going on.

Somewhere as small as Yorkletts, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Surveys for landlords and agents in Yorkletts

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Leave it or get it looked at?

A good many buyers go ahead anyway, but with their eyes open. You’ll know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. For an older or listed building in a place like Yorkletts, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What you get with us

  • PI and public liability insurance
  • Surveys seven days a week
  • Thermal imaging and drones used where they help

How the survey changes by roof type

Gutters and parapets

A butterfly roof drains to a central valley gutter, usually to the back of the house. If the home you are buying has one, that gutter and its outlet get a careful look.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Yorkletts can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch

Getting a price

A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Pre-purchase roof surveys around Yorkletts

Yorkletts lies within about 2 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For landlords with property near Whitstable station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near St Alphege, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions from Yorkletts

Will you come out to Yorkletts?

Yes, Yorkletts is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Yorkletts?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you go up on the roof?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.
