Thermal roof surveys around Yorkletts

Yorkletts lies within about 2 miles of the sea, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

The streets around a church such as St Alphege are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Yorkletts is about 2 miles south-west of Whitstable, in Kent. If you are in Yorkletts, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Kent, from the larger towns to small villages.

Thermal roof surveys for homes and businesses in Yorkletts

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed possible trapped moisture under a flat roof covering and leaks far from where the stain appears, a survey will tell you what’s going on.

Some older homes in villages like Yorkletts are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Leave it or get it looked at?

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, rather than more guesswork. Older and listed buildings around Yorkletts may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Why book with us

  • More than 20 years surveying roofs
  • 5,000+ roofs surveyed
  • Independent findings on the roof’s condition
  • Drone and thermal imaging surveys available

Take a look at our cost guide and our case studies.

What we look for on each type of roof

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and cannot be read from them.

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Move stored items away from the loft hatch
  • File the images with your roof records
  • Keep the heating on as usual before a heat loss survey
  • Check from ground level or a window, never by climbing

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, for example electronic leak detection or a roofer opening up a small section.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

Do you need a thermal roof survey in Yorkletts?

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which helps when timescales are tight.

Here are some of the things we see frequently:

  • Damp that repairs haven’t cured
  • Possible trapped moisture under a flat roof covering
  • Leaks far from where the stain appears
  • Missing or slipped insulation

For site and facilities teams at buildings such as The Whitstable School, big roofs are where close-up aerial shots and thermal images show the most at once.

What to check before booking

  • Whether you get a written report with photos
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report
  • Whether VAT is in the quoted price

Questions from Yorkletts

How do I find out if my home in Yorkletts is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Yorkletts?

Yes. Yorkletts is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface
  • Confirming water without moisture readings

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What this survey covers

  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Yorkletts frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed
  • Check the loft hatch can be reached
