Your questions about thermal roof surveys in Blean

Does a conservation area affect roof work in Blean?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Blean?

Yes, Blean is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.

Is thermal imaging included in your surveys?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

How does a thermal imaging roof survey work?

A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.

Thermal roof survey in Blean: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just ring 07833 053749 or use the contact form with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey ceilings below the roof, loft conversions and pitched roof slopes, and common reasons people get in touch are stains that keep coming back and leaks that are hard to trace.

Older buildings in small places like Blean may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

Leave it or get it looked at?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Outbuildings and barns around Blean are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Different roofs, different checks

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

What we do, step by step

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, it typically takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Rural addresses near Blean can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

What affects the price in Blean

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • Building height and the viewpoints available
  • The roof’s overall size

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Getting in touch

Before you get in touch, it is useful to have:

  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved

Getting a price is simple: just ring 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

For landlords and managing agents

Landlords, agents and building managers in Blean and across Kent can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.

We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

What a thermal roof survey looks like in Blean

Blean lies within about 4 miles of the sea, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

If you look after a shop, office or commercial unit, for example near Whitefriars Shopping Centre, a commercial roof can be photographed from above without anyone walking on it. If you own one of the older houses in the streets near Church of St Cosmus and St Damian, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings such as Blean Primary School, big roofs are where photos from the air and thermal images show the most at once.
