Common questions in Sittingbourne

Do roofs near the sea, like those around Sittingbourne, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover Sittingbourne?

Yes, Sittingbourne is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you need to go inside the property?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Around towns like Sittingbourne, many houses have gained extensions, dormers, porches or garages, often with flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. For a home you’re buying in Sittingbourne, or a roof just finished there, those joints get a careful look.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Signs you need a pre-purchase roof survey in Sittingbourne

Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

Typical things we’re asked to look at include:

  • Gaps where slates or tiles have come loose
  • Worn or lifted lead flashings
  • Blistered or split felt on a flat roof
  • Roof slopes that look uneven or sagging

Landlords with a home close to Sittingbourne station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What a good roof survey covers

What a pre-purchase roof survey looks like in Sittingbourne

Sittingbourne is within about 2 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Sittingbourne is about 37 miles east of London, in Kent. Roofs in Sittingbourne get the same thorough look as anywhere else in Kent. Sittingbourne is one of the towns and villages in Kent where we work. For surveys nearby, see our Maidstone page.

How we price pre-purchase roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Getting in touch

What helps most when you contact us:

  • Where the property is, with the postcode
  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, like an exchange date
  • How the loft is reached, if there is one

Not sure which survey you need? It is easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Useful tips for Sittingbourne property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Pass the findings to your conveyancer
  • Check we’ll be able to get into the loft space
  • Tell us your exchange date as you book
  • Find out whether the roof has been replaced or patched

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A valuation or a promise of a lower price
  • Defects hidden under coverings or inside walls without opening up

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Flat-roofed extensions and dormers

How the survey changes by roof type

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

The survey, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at a typical house, with time for the loft where it can be reached. In Sittingbourne, parking is rarely complicated, though it helps to know about driveways or restrictions. We check the roof from the ground and from windows, then from the loft where there’s safe access.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it’s shared
