Signs you need a pre-purchase roof survey in Heart's Delight

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. It is a frequent finding on older houses.

Look out for signs like these:

  • Bitumen or mortar used in place of proper repairs
  • Cracked flaunching or crumbling chimney pointing
  • Slates or tiles that have slipped or gone
  • A ridge or slope that dips

The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What’s in a roof survey

Pre-purchase roof survey in Heart's Delight: what you get

A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey the roof space, clay and concrete tiles and gutters and downpipes, and common reasons people get in touch are ponding, blisters or splits on a flat roof and damp timbers or stains in the loft.

Somewhere as small as Heart's Delight, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Heart's Delight frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey
  • Leave side gates unlocked

Advice

Why act early in Heart's Delight

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Around Heart's Delight, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Pre-purchase roof surveys around Heart's Delight

Heart's Delight is within about 4 miles of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you are buying or signing off new work. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Roof by roof

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.
