Pre-purchase roof survey in Highsted, Kent

A roof survey before you buy a house or flat in Highsted, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.

  • Blistered or split felt on a flat roof
  • Loose pots and cracked flaunching
  • Lead that has worked loose at a wall or chimney

What a pre-purchase roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof
  • A valuation or a promise of a lower price

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before booking. What a survey covers and does not.

Pre-purchase roof survey in Highsted

We survey roofs for buyers in Highsted and across London and South East England. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or email us. We’re often asked to look into flashings that have lifted or split and roof slopes that look uneven or sagging, on gutters and downpipes, flat-roofed extensions and dormers and the roof space.

Somewhere as small as Highsted, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Practical tips

Over many surveys, some simple habits stand out:

  • Pass the findings to your conveyancer
  • Watch for stains or fresh paint on ceilings below the roof
  • Book once your offer is accepted
  • Check the lease for roof repair responsibilities

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

How the survey changes by roof type

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.

Surveys for landlords and agents in Highsted

Landlords, agents and building managers in Highsted and across Kent can book any of our surveys. For a price for a let property or a block, call 07833 053749 or email us.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

FAQs for Highsted

Is the coastal weather around Highsted hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Highsted is within about 4 miles of the coast.

Does a conservation area affect roof work in Highsted?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Will you climb onto the roof?

Where it is safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.

Do you work in Highsted?

Yes, we do. We carry out pre-purchase roof surveys in Highsted.

Will you need to get into the loft?

Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

Buying a home or a new roof in Highsted

Highsted lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a close look whether you’re buying or signing off new work. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you live in an older home near Church of St Nicholas, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Sittingbourne station, a written report helps before buying a rental or paying for a new roof on one.

Highsted is about 2 miles south of Sittingbourne, in Kent. Houses, flats, blocks and commercial buildings in Highsted can all book pre-purchase roof surveys, with a written report and photographs every time. Highsted is one of the towns and villages in Kent where we work for pre-purchase roof surveys. We also survey roofs in Maidstone.

Within a short drive, we also cover Maidstone (10 miles west), Ashford (13 miles south-east), Canterbury (15 miles east), Whitstable (13 miles east), Faversham (6 miles east) and Minster (7 miles north).

Prices for pre-purchase roof surveys in Highsted

All our prices include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What to tell us when you get in touch

There’s no need for technical words. It’s enough to let us know:

  • What’s prompted the survey
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window
  • Where any leaks, stains or damp patches show inside

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. For a village or hamlet like Highsted, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Have any paperwork from past roof work to hand
  • Jot down any questions you want answered
