Pre-purchase roof survey in Minster: what you get

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so it is clear what it means for your purchase. We’re frequently asked to look into lead that has worked loose at a wall or chimney and blistered or split felt on a flat roof, on chimney stacks, lead flashings and valleys and the roof space.

In a town like Minster, older streets normally sit alongside post-war and newer estates. Older roofs are often slate or clay tile, and many later houses have concrete interlocking tiles. For a purchase or a new roof in Minster, the type of roof decides where the checks focus, from fixings and underlay to ridges and valleys. Many older roofs also have felt underlay or none at all, which matters as much as the tiles.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Buying a home or a new roof in Minster

Minster lies within about 2 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

The streets around a church such as The Abbey Church Of St Mary And St Sexburga are often among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Queenborough station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Minster is about 6 miles north-east of Sittingbourne, in Kent. If you’re in Minster, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Minster is one of the towns and villages in Kent where we work. We also survey roofs in Canterbury.

Every address in ME12 is covered for pre-purchase roof surveys. We offer pre-purchase roof surveys to properties on High Street, Lapwing Close and Copland Avenue. With the A2500 and B2008 close by, Minster is easy for us to reach for pre-purchase roof surveys. Close by, we survey roofs in Halfway Houses (1 mile west), Sheerness (2 miles north-west), Queenborough (2 miles west), Eastchurch (3 miles east) and Rushenden (3 miles west). Larger places within reach include Canterbury (15 miles south-east), Sittingbourne (6 miles south-west), Whitstable (11 miles south-east), Faversham (8 miles south-east), Herne Bay (15 miles east) and Davington (8 miles south-east).

Common questions in Minster

Does being near the coast affect roofs in Minster?

It can do. Within about 2 miles of the sea, as Minster is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Minster?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Does your survey replace a RICS home survey?

No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

How long does the survey visit take?

Allow between one and two hours at most homes, and more on a big or complicated roof. We will confirm what to expect when we arrange the visit.

Do you work in Minster?

Yes. We survey roofs across London and South East England, and that includes Minster.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The condition of the rest of the house (that is a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roofs we survey in Minster

  • The roof space
  • Gutters and downpipes
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Natural slate

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours at most homes, and more on a big or complicated roof. A visit in Minster runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Unlock side gates and any roof access doors
  • If it is not your property yet, arrange access through the agent
  • Find any records of previous roof work

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Book once your offer is accepted
  • Tell us your exchange date when booking
  • Share the report with your solicitor
  • Watch for stains or fresh paint on ceilings below the roof

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Different roofs, different checks

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
