How a gutter survey works in Minster

A gutter needs a steady fall towards its outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you are worried about gutters overflowing in heavy rain and gutters that have fallen out of line, we can find out what’s behind it.

Semis and terraces in a town like Minster share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. It is useful to mention any shared stacks or gutters when booking.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Your questions about gutter surveys in Minster

Is my home in Minster listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can a landlord with a rental near Queenborough station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and tell us about the building.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Roofs, chimneys and gutters in Minster

Minster is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park such as Barton's Point Coastal Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Take an older house close to The Abbey Church Of St Mary And St Sexburga: its chimney, valleys and lead work are likely to be the parts that need attention first.

Minster is about 6 miles north-east of Sittingbourne, in Kent. We visit Minster as part of our work across Kent, for homes and businesses alike. Across Kent, we cover Minster. Our Canterbury page covers surveys nearby.

Surveys for landlords and agents in Minster

We survey roofs for landlords and letting agents as well as householders. A written report with photographs gives you a clear record of the gutter, useful for planning maintenance.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or use the contact form.

How it works

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes between one and two hours on an ordinary house, and more on a big or complicated roof. A survey in Minster needs access inside and out, including the loft hatch and any rooms with damp. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Note where any stains or damp appear
  • For flats, make sure roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Advice

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it is safe to see.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

What we cannot see

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.

What we are asked to look at in Minster

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.

It’s worth booking a survey if you’ve seen:

  • Soffits marked by water
  • Water backing up from a hidden gutter
  • Dripping or leaking gutter joints
  • Downpipes that are split or coming away

If you look after a building such as Thistle Hill Academy, a written record of a large roof helps plan work for the holidays rather than in term time.
