Gutter survey in Rushenden

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It’s an easy job to put off, but they rarely get better. Common reasons to book are hoppers and outlets full of debris and cracked or loose downpipes, across outlets and hoppers, valley gutters and downpipes.

Somewhere as small as Rushenden, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What this survey cannot tell you

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards
  • The inside of buried drains

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.

What we look at

  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. Most surveys take an hour or two at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Rushenden can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached
  • Find any records of previous roof work

Advice

Useful tips for Rushenden property owners

These tips come from what we see on roofs every week:

  • Check that downpipes are firmly fixed to the wall
  • Look for green streaks or damp patches on walls
  • Leave gutter checks at height to someone equipped for it
  • Look out for overflows when it pours

You receive a report with photographs and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so check they’re included in any clearing work.

Questions from Rushenden

I let a flat near Queenborough station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Rushenden listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How much time does the visit need?

It typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when booking.

What does a gutter survey cost?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or drop us an email.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so we report on what’s visible.

Gutter surveys in Rushenden: local notes

Rushenden is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you own a rental within reach of Queenborough station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Queenborough School and Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Parish Church of the Holy Trinity: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.
