Roof surveys across ME11: what to expect

Our roof surveys cover ME11 and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, ring 07833 053749 or drop us an email. Common reasons to book are valley linings that have cracked or split and gaps in the roof where coverings have gone, across clay and concrete tiles, natural slate and ridges, hips and valleys.

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at most homes, or half a day or so for a commercial building.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a report with photos and recommendations.

How our prices work

Landmarks near Queenborough

Locally, jobs take us to homes and businesses close to Parish Church of the Holy Trinity, Oasis Academy Isle of Sheppey and Queen Phillippa pub and the streets around them. Queenborough has its own railway station: Queenborough station. A little further out are Queenborough Guildhall Museum (under half a mile north-west) and Castle Rough (3.7 miles south).

Roof surveys across ME11: local notes

In ME11, our roof surveys work takes in owners, landlords and managing agents, from Queenborough and Rushenden to the quieter places in between. Every report comes with photographs and written recommendations.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in ME11 are where it normally shows. Some of ME11 sits close to the sea, so wind can decide whether a drone flies or a roof can be reached safely. A windy forecast can mean a change of date.

Queenborough: Landlords with a home close to Queenborough station may find that a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Parish Church of the Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Useful tips for ME11 property owners

Nothing here needs a ladder. A few suggestions:

  • Take photos of any leaks as they happen
  • Mention any flat roofs as well as the main roof
  • Gather any paperwork for past roof work
  • Look for debris in the garden after high winds

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Surveys for landlords and agents in ME11

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What we’re asked to look at in ME11

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

People normally book a survey when they’ve noticed one of these:

  • Gutters that overflow in heavy rain
  • Crumbling chimney pointing or cracked flaunching
  • Slipped, cracked or missing slates and tiles
  • Cracked mortar along the ridge

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

ME11 questions

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Do you cover ME11?

Yes. We survey roofs across London and South East England, ME11 included.
