About our roof survey in Rushenden

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Common reasons to book are standing water on a flat roof and flashings that have come away from the wall, across ridges, hips and valleys, the roof space and clay and concrete tiles.

In a small place like Rushenden, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere like Rushenden needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Advice

Do you need a roof survey in Rushenden?

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

People typically book a survey after spotting something like this:

  • Cracked or blistered flat roof coverings
  • Lifted, split or missing lead flashings
  • Water stains on rafters and ceiling joists
  • Debris building up in roof valleys

Take an older house close to Parish Church of the Holy Trinity: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • What happens after the report arrives
  • How they plan to inspect the roof safely
  • What’s outside the scope of the survey
  • Are they insured for the work?

What a good roof survey covers

What a survey costs

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your roof before booking.

Helping us price your survey

To price your survey accurately, we will ask about:

  • The kind of building and roof involved
  • Access details, such as a loft hatch or a shared roof
  • Where the property is, with the postcode
  • What’s prompted the survey

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Roof by roof

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.

Roof surveys around Rushenden

Rushenden is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Queenborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Queenborough School and Nursery: a written record of a large roof helps plan work for the holidays rather than in term time.

Common questions in Rushenden

Can a landlord with a rental near Queenborough station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Is Rushenden within the area you cover?

Yes. Rushenden is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when booking and we will explain what’s needed.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Will you climb onto the roof?

Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Landlord and commercial surveys in Rushenden

Why it is worth a survey now in Rushenden

A small roof defect normally gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Around Rushenden, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you want to find out.
