Roof survey in Grain: what you get
Our roof surveys cover Grain and the wider South East. Visits run on any day of the week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or send us an email. We survey lead flashings, clay and concrete tiles and the roof space, and people most frequently book us about worn lead at chimneys and abutments and ridge tiles that have lifted or moved.
In a village or hamlet like Grain, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Questions from Grain
I let a flat near Sheerness-On-Sea station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.
Is Grain within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Can you check whether my roof contains asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you give a life expectancy for the roof?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
What you can safely check yourself
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Roof surveys around Grain
Grain lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as St James Church of England Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Sheerness-On-Sea station, a dated record of the roof is useful when planning maintenance across a let.
Grain is about 5 miles north-west of Minster, in Medway. Surveys in Grain work the same way as everywhere we cover: a careful inspection, photos and a written report. Grain is one of the places in Medway we cover for roof surveys. For surveys nearby, see our Maidstone page.

The survey, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours for most houses, though large, tall or awkward roofs take more time. Older roofs in small places like Grain can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Related advice
Prices for roof surveys in Grain
A few things affect what a survey costs:
- Building height and the viewpoints available
- The size of the roof
- The package you choose: Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Booking your survey
A little information up front helps. Please include:
- Access details, such as a loft hatch or a shared roof
- Where the property is, with the postcode
- Any marks or damp showing indoors
- Pictures of the roof from a safe spot, if you have them
When you’re ready to go ahead, phone 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.
Do you need a roof survey in Grain?
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.
Problems we come across often include:
- Slipped, cracked or missing slates and tiles
- Cracked or blistered flat roof coverings
- Worn or blocked valleys
- Leaning or weathered chimney stacks
For an older house near a landmark such as Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- Which limits apply to the survey
- Their drone registration, if they fly one
- Which viewpoints they use to see the roof
- How soon the report will arrive
How the survey changes by roof type
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.
When you need someone else
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Structural calculations (that’s a structural engineer’s job)
- Asbestos testing of any kind
- A full building survey of the property
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.
