About our storm damage roof report in Grain

Most policies don’t cover wear and tear. That makes the difference between storm damage and old wear important. Our report records both: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. How the policy applies is for your insurer to decide. We survey chimney stacks, ridges and hips and gutters and fascias, and the problems we are asked to look at most are ridge tiles that have come loose and slipped or missing slates or tiles.

For a small place like Grain, the inspection is the same as anywhere: the journey and access are just planned ahead of time. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Signs you need a storm damage roof report in Grain

A storm frequently finds a roof’s existing weak spots. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. Our report notes both the storm damage and any older wear.

Common reasons to book include:

  • Lead lifted at abutments
  • New damp or leaks inside
  • Slates and tiles blown off the roof
  • Damaged gutters and fascias

If you look after a building such as St James Church of England Primary Academy, on a building that size, finding the source of a drip means looking well beyond the stain.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • What follow-up you get after the report
  • What the survey won’t cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Negotiating a claim settlement
  • Your insurer’s view of the claim
  • Damage hidden under coverings or inside the structure, without opening up

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

How we price storm damage roof reports

We confirm the exact price before you book. These are the things that affect it:

  • Roof area
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • How many separate roofs there are, like extensions, dormers and garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • The kind of building and roof involved
  • The address and postcode of the property
  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or drop us an email with the details.

Different roofs, different checks

Ridge and hip tiles

Water can get in where ridge tiles have moved. Each one is recorded with photos.

Lead flashings

Flashings with older defects frequently fail in high winds. Our report separates fresh damage from older wear where we can.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. Most surveys take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere like Grain needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets out of the way during the survey

Advice

Common questions in Grain

Is Grain within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Grain listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does your report mean my claim will be accepted?

We cannot say whether a claim will be paid. Insurers decide claims on their own policy wording. Our report gives you an independent record of the damage and its likely cause.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

What’s the best way to book?

To book, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Storm damage roof reports around Grain

Grain is within about 1 mile of the coast. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Take an older house close to Church of St James: old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you let a flat or house near Sheerness-On-Sea station, a clear finding on where water gets in helps you brief a roofer right away.

Checking the roof from ground level

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
