Gutter surveys for Blue Town homes and businesses

How it works

Once we’ve finished looking, we write up our findings as a report with photographs. As for time on site, it normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like Blue Town is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

How to prepare

  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear

How to book

Gutter surveys for homes and businesses in Blue Town

Damp patches on inside walls, stains below a valley or water running down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. We survey downpipes, parapet and box gutters and outlets and hoppers, and common reasons people get in touch are valley or box gutters that overflow inside and rotten fascias or stained soffits.

Around Blue Town, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, like when you want to compare after future work.

What we look for on each type of roof

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Landlord and commercial surveys in Blue Town

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Signs you need a gutter survey in Blue Town

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

Here are some of the things we see often:

  • Gutters full of debris and silt
  • Valley or box gutters that overflow inside
  • Cracked or loose downpipes
  • Blocked outlets and hoppers

If you look after a building such as St Edward's Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report
  • Whether they hold professional indemnity and public liability insurance
  • What the report includes, and whether it has photos

What to expect from a roof survey

What a gutter survey looks like in Blue Town

Blue Town is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you let a flat or house near Sheerness-On-Sea station, a dated record of the roof is useful when planning maintenance across a let. Living close to Barton's Point Coastal Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Blue Town is about 3 miles north-west of Minster, in Kent. We cover Blue Town and the rest of Kent. Blue Town is one of the towns and villages in Kent we cover. You can also see our page for Maidstone.

Blue Town questions

Do roofs near the sea, like those around Blue Town, take more of a battering?

Often, yes. Blue Town is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you come out to Blue Town?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible.

Will the survey check for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

What affects the price in Blue Town

Not every roof costs the same to survey, for these reasons:

  • Height and safe access
  • How big the roof is
  • Whether it’s a home or a commercial building
  • Basic, Standard or Premium

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What we need to know

Here’s what helps us most when you get in touch:

  • The reason for the survey, like buying, a leak or storm damage
  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
