Independent electronic leak detection in Blue Town

Electronic leak detection in Blue Town: what you get

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a photo-illustrated written report of each breach found. We survey commercial flat roofs, liquid-applied waterproofing and green roofs, and people most frequently book us about water coming in under a flat roof and gaps at membrane joints.

Outbuildings, garden rooms and garages in places like Blue Town often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them as you book, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What happens on the day

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect longer on a large roof than a small one, with the construction of the roof playing a part too. With a bit of garden around a house, as there frequently is around Blue Town, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

How to prepare

  • Let us know where we can park nearby
  • Leave a clear route to the loft
  • Agree roof access with the managing agent if it’s shared

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

When you need someone else

In fairness, a roof survey has limits:

  • Some conductive membranes
  • Water entering through details rather than the membrane
  • Moisture spread under the membrane

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Single-ply roofs
  • Commercial flat roofs
  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes
  • Liquid-applied waterproofing

Why act early in Blue Town

Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. With lower homes, common in places like Blue Town, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

To find out what your survey will cost, ring 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

Why us?

  • Plain-English reports with photos
  • Over 5,000 surveys carried out
  • Independent findings on the roof’s condition
  • We hold a CAA Flyer ID and Operator ID

Local flat roofs in Blue Town

The coast is about 1 mile or less from Blue Town, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Sheerness-On-Sea station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Parish Church of the Holy Trinity: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you look after a building such as St Edward's Catholic Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

We cover every part of the ME12 postcode area for electronic leak detection and the streets around it. Whether your property is on New Road, Kent Road and West Lane or a nearby road, we can help. If you’re just outside Blue Town, we cover Sheerness (1 mile south-east), Grain (2 miles north-west), Halfway Houses (2 miles south-east), Queenborough (2 miles south) and Wallend (2 miles west). Different roofs, different checks

Inverted and paved roofs

Paving and terraces cover the membrane. Suitability depends on the layers.

Single-ply membranes

Many offices and units have single-ply roofs. Seams and penetrations are typical breach points.

Blue Town questions

Is my home in Blue Town listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is the coastal weather around Blue Town hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How much time does ELD need?

Testing typically takes as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

What’s the best way to book?

The quickest way is to ring 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll recommend the right survey. We survey seven days a week.

Is my roof suitable for ELD?

That depends on the roof’s membrane and layers. Share any details you have and we will confirm suitability.

Useful tips for Blue Town property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Check new waterproofing before handover
  • Clear flat roof outlets regularly
  • Record dates and spots where water appears
  • Tell us about the membrane and build-up if you know it

Once repairs are made, the roof can be tested again if you want to check them if the build-up allows.

Don’t leave a flat roof leak running. Water under a membrane can spread.
