Roof leak investigation in Blue Town

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe vantage point. Typical surveys look at brown rings on upstairs ceilings and damp underlay across a wide area, on the roof space, rooflights and dormers and valleys and parapet gutters.

In a smaller place like Blue Town, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather often points to an exposed detail. It is useful to know when and where the water appears. The gutters on the most exposed side can overflow too.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

What a roof leak investigation looks like in Blue Town

The coast is about 1 mile or less from Blue Town, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts.

Trees in and around Barton's Point Coastal Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you let a flat or house near Sheerness-On-Sea station, a tenant living with a leak needs the cause found, not just the stain painted over. Take a building like St Edward's Catholic Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Blue Town is about 3 miles north-west of Minster, in Kent. Roofs in Blue Town get the same thorough look as anywhere else in Kent. We cover towns and villages across Kent. There is also a page for Maidstone.

We work across the ME12 postcode area for roof leak investigations. Whether your property is on New Road, Kent Road and West Lane or anywhere close by, we can survey it. Landlords, agents and block managers in Blue Town

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What a survey costs

Several things affect the price of a survey:

  • The roof’s overall size
  • The use of thermal imaging or a drone
  • House, block, shop or office
  • The shape of the roof and its details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What to let us know when you contact us

You don’t need to know any roofing terms. Just let us know:

  • What kind of property and roof it is
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

What we look for on each type of roof

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it’s too low, cracked or poorly dressed, water gets behind it.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Leaks that only appear in weather we cannot recreate
  • What’s under the covering or behind the plaster
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.

What this survey covers

  • Slate and tile slopes
  • The roof space
  • Flat roof details
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Lead flashings
  • Chimney stacks

How it works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. Being in a smaller place like Blue Town does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Stay off ladders and the roof
  • Don’t touch fittings that water is reaching
  • Write down the wind direction and rain when it leaks
  • Put a bucket under the drip and move valuables

Your report arrives by email, with photos of what we found. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Photograph anything new.

Blue Town: your questions answered

Does a conservation area affect roof work in Blue Town?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does being near the coast affect roofs in Blue Town?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Blue Town is within about 1 mile of the coast.

What does the report include?

Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

What should I do before you arrive?

Note when the leak appears and what the weather was doing. Clear access to the loft. Keep away from any light or socket that water is reaching.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us when booking.

Why is the stain in a different place from the leak?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

How much does a roof leak investigation cost in Blue Town?

Roof leak investigation starts from £150, including VAT. You’ll know the exact price before booking. To get a price, call 07833 053749 or email us.
