Flat roof surveys in Blue Town

Why get it checked now?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Around Blue Town, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Flat roof surveys for homes and businesses in Blue Town

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’re worried about edge trims that have lifted or split and ponding water that doesn’t drain away, we can find out what’s behind it, on mastic asphalt, GRP fibreglass and upstands and outlets alike.

In a smaller place like Blue Town, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Do you need a flat roof survey in Blue Town?

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Here are some of the things we see frequently:

  • Blocked or damaged outlets
  • Failed upstands where the roof meets a wall
  • Leaks around rooflights
  • Blistering in felt or asphalt

If you look after a building like St Edward's Catholic Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How much experience they have with roofs like yours
  • What exactly goes into their report

Common questions in Blue Town

Does a conservation area affect roof work in Blue Town?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Blue Town within the area you cover?

Yes, Blue Town is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How long is the visit?

It typically takes an hour or two on an ordinary house, and more on a big or complicated roof. The report follows by email.

How do I arrange a flat roof survey in Blue Town?

To book, phone 07833 053749 or email us and let us know the address and what you need to know. We will confirm the price and agree a day with you.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What we can’t see

A survey is a proper look at the flat roof, but it cannot do everything. The main limits are:

  • Structural calculations, which need a structural engineer
  • Parts of the roof that are not safe to walk on or view
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.

What this survey covers

  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes

The survey, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we’re there. With a bit of garden around a house, as there often is around Blue Town, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

Flat roof surveys around Blue Town

The coast is about 1 mile or less from Blue Town, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For landlords with property near Sheerness-On-Sea station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to Parish Church of the Holy Trinity: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Checking the roof from the ground

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
