Wallend questions
Is my home in Wallend listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is the coastal weather around Wallend hard on roofs?
It can do. Wallend is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
What happens next?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Does the survey cover asbestos?
Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
How a flat roof survey works in Wallend
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. Common reasons to book are raised blisters across the surface and leaks around rooflights, on mastic asphalt, single-ply membranes and felt flat roofs.
In a small place like Wallend, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Wallend
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
These are some of the problems a survey can pick up:
- Loose or cracked edge trims
- Pools of water lying on the roof
- Water getting in at rooflights
- Cracked or split membrane
Take a building like St James Church of England Primary Academy: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Local flat roofs in Wallend
The coast is about 1 mile or less from Wallend, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
The streets around a church like Church of St James are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you let a flat or house near Sheerness-On-Sea station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Why act early in Wallend
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. Outbuildings and barns around Wallend are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What happens on the day
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes about one to two hours on an ordinary house, and longer for a large or complex roof. Somewhere as small as Wallend, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a written report with photos and our recommendations.
Before the survey
- If you’re buying, let the agent know when we are coming
- Let us know about parking near the property
- Move anything stored under the loft hatch

What a flat roof survey does not cover
Before you book, it’s worth knowing what a survey will not do:
- Whether old sheeting or boards contain asbestos
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- What’s under the membrane without opening it up
If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. What our survey covers.
What this survey covers
- Single-ply membranes
- Mastic asphalt
- EPDM rubber
- Upstands and outlets
- GRP fibreglass
- Felt flat roofs
Rented homes, blocks and businesses
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
Roof by roof
Felt and built-up roofs
The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
