How a landlord roof survey works in Blue Town

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs but contractors can price from it. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. Common reasons to book are damp or stains in top-floor flats and choked outlets and gutters, on rented houses, flat roofs on blocks and converted houses.

In a smaller place like Blue Town, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. With a bit of garden around a house, as there often is around Blue Town, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

What we are asked to look at in Blue Town

Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs or when.

Common reasons to book include:

  • Gutters overflowing onto walls
  • Worn ridges, hips and verges
  • Ponding or splits on flat roofs
  • Slipped or missing slates and tiles

For landlords with property near Sheerness-On-Sea station, a dated record of the roof is useful when planning maintenance across a let.

Before booking anyone

  • Their drone registration, if they fly one
  • Will they check the loft as well as the outside?
  • Whether you get a written report with photos

FAQs for Blue Town

Is my home in Blue Town listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Blue Town?

Yes, Blue Town is on our map. A small place gets exactly the same survey as a big one.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

How much is a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Blocks are priced on their size and roofs, so ring 07833 053749 or use the contact form for a price.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or send us an email.

Landlord roof surveys in Blue Town: local notes

Blue Town lies within about 1 mile of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as St Edward's Catholic Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like Parish Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Leave it or get it looked at?

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Around Blue Town, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

  • Where the property is, with the postcode
  • Any deadline, like an exchange date

  • Areas behind locked flats or blocked hatches
  • A full building survey of every part of the property
  • Responsibility under a lease
