About our chimney survey in Minster
On terraced and semi-detached houses, a chimney stack is often shared with next door. We check everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a report with photographs and our recommendations. We are often asked to look into a chimney out of line and redundant stacks capped without ventilation, on flaunching, chimney breasts and chimney pots and cowls.
Minster mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Structural calculations for a leaning stack
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
- Flue inspections or sweeping

FAQs for Minster
Do roofs near the sea, like those around Minster, take more of a battering?
Frequently, yes. Within about 2 miles of the sea, as Minster is, metal fixings wear faster and gales find any loose ridge or slate.
Does a conservation area affect roof work in Minster?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is this an asbestos survey?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
What does a roof survey cost?
Our price is from £150, including VAT. We confirm the price for your roof before you book, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or drop us an email.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
How do I book a survey in Minster?
To book, ring 07833 053749 or drop us an email and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Chimney surveys in Minster: local notes
Minster lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you own one of the older houses in the streets near The Abbey Church Of St Mary And St Sexburga, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park such as Barton's Point Coastal Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you look after a building such as Thistle Hill Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we do, step by step
The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit typically takes about one to two hours for most homes, a little longer where there are several stacks. Parking in a town like Minster is usually simple, but tell us if there is a driveway or any restrictions. The inspection covers what can be seen safely from outside, from windows and from the roof space.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.

Advice
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
How the survey changes by roof type
Rendered stacks
What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.
Lead flashings
Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Extensions and dormers on homes around Minster frequently hide the first signs of trouble at their joints with the main roof. A few wet winters later, it can mean new plaster and decorating as well as roof work.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What affects the cost of chimney surveys
Not every roof costs the same to survey, and it comes down to:
- How big the roof is
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
