How a chimney survey works in Rushenden
Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey flaunching, brick chimney stacks and chimney pots and cowls, and common reasons people get in touch are disused chimneys trapping moisture and damp on a chimney breast inside.
In a village or hamlet like Rushenden, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we look for on each type of roof
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget.

How it works
Every roof is different, but as a rough guide the survey takes about 1–2 hours at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we are there. Around Rushenden, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Let us know about parking near the property
- Leave a clear route to the loft

Questions from Rushenden
How do I find out if my home in Rushenden is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is the coastal weather around Rushenden hard on roofs?
It can do. Within about 1 mile of the sea, as Rushenden is, metal fixings wear faster and gales find any loose ridge or slate.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
What should I do with a chimney I do not use?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.
What’s the best way to book?
It’s easiest to phone 07833 053749 or email us. Give us the address and some details about the roof, and we will point you to the right survey. We survey on weekdays and at weekends.
Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Use the report as a baseline for future checks
- Check with the council before altering a stack in a conservation area or on a listed building
- Photograph damp patches with the date
- Check that disused chimneys can still breathe
Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
Local roofs in Rushenden
Rushenden lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building such as Queenborough School and Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like Parish Church of the Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Queenborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
