Need a chimney survey in Sheerness?

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. A visit to Sheerness is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • Make sure the loft hatch can be reached

Chimney surveys for homes and businesses in Sheerness

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey chimney breasts, flaunching and shared and party-wall stacks, and the problems we’re asked to look at most are a chimney out of line and flaunching that has broken away.

In a smaller place like Sheerness, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Local roofs in Sheerness

Sheerness is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Barton's Point Coastal Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you live in an older home near Parish Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Rose Street Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it is adequate.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

How we price chimney surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.

Getting in touch

Before you get in touch, it helps to have:

  • Where water is showing inside, if it is
  • The property’s address and postcode
  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or use the contact form.

What happens if roof problems are left?

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a smaller place like Sheerness, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why us?

  • We hold a CAA Flyer ID and Operator ID
  • Two decades and more of roof surveys
  • More than 5,000 surveys completed
  • Independent findings on the roof’s condition

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Glance at the stacks from the street now and then
  • Never climb onto the roof to look at a chimney
  • Book a sweep for flues that are in use
  • Find out whether changes to a stack need permission

After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Common questions in Sheerness

Will you come out to Sheerness?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can a landlord with a rental near Sheerness-On-Sea station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

What causes damp on a chimney breast?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We check each one and note the most likely cause.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: from ground level, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.
